Sr. Project Manager, Miami area
Experience with multifamily construction preferred.
The Sr. Project Manager is responsible for managing and coordinating all necessary project resources and documentation throughout the entire project lifecycle. This includes the maintenance of budget and schedule, and the management and administration of all contractual requirements, agreements with subcontractors, purchase orders, meeting minutes and shop drawing logs. This individual also helps manage risk, general work performance and quality. The Sr. Project Manager must be an effective leader and communicator able to manage the client and mentor team members.

General Responsibilities:
• Budget updates and produce thorough forecasts of Cost-to-Complete.
• Manage project team’s tracking of costs of field directives and change orders.
• Change Order Management.
• Provide the Owner with up to date status reports relating to Changes.
• Require the project team to produce a monthly Owner Change Order log to prevent aging of PCO issues which further allows for timely closure of Changes with Subcontractors.
• Work to recover all legitimate GC/GR costs relating to Owner Changes.
• Track the status of all Contract Allowances.
• Manage Project Close Out.
• Implement Owner/Sub Requisition Process.
• Produce an effective Schedule of Values.
• Review each Subcontractors initial Schedule of Values to prevent overpayment.
• Meeting Management.
• Manage Subcontractor Relationships.
• Assist Estimating Department in timely buy-out.
• Schedule Management and scheduling.
• Help with overall project Risk Management.
• Work to establish a trusting, transparent and professional relationship with the Owner.
Qualifications:
• 7-10+ years of construction experience.
• Multi-family construction experience a plus. Mid and/or Hi-Rise.
• Ability to understand contracts.
• Ability to work as part of a team, help resolve disputes and foresee cost or schedule issues.
• Preferred undergraduate degree in a construction-related curriculum or equivalent field.
• OSHA 10, OSHA 30 is a plus.
• Proficiency in Procore is a plus.
• Bilingual (English/Spanish) is a plus.
• Project Management experience in S. Florida is preferred.
• Project Management experience with construction projects of 30M+ highly preferred.
Superintendent, Miami area
Experience with multifamily construction required.
Directly responsible for the project’s success through scheduling, overall project supervision and quality control, while following Company policies and contractual obligations.

General Responsibilities:
• Generate the primary and two-week look ahead schedules and weekly updates.
• Supervise the performance of field operations, focusing on primary subcontractor scopes.
• Supervise subcontractors and vendors.
• Manage quality control.
• Ensure jobsite safety and security.
• Review submittals, prepare daily reports.
• Conduct weekly sub meetings.
• Maintain as-built drawings and direct project close-out.
• Establish work plan and staffing for each phase of project and arrange assignment of project personnel.
• Identify changes in scope or differing conditions and assist Project Manager to secure appropriate change orders for project cost and time.
• Enforce company policies and procedures to identify and mitigate risk as to subcontractor and vendor performance.
Qualifications:
• 5+ years of experience leading construction projects as a Superintendent.
• Multi-family construction experience required.
• Ability to understand contracts.
• Ability to manage a team, resolve disputes and foresee potential cost or schedule issues.
• Proficiency in Procore is preferred.
• Bilingual (English/Spanish) is a plus.
